Finding a home for sale in The Woodlands, Texas could take some time. Plan on spending at least 6 weeks searching. It could take longer, but hopefully you can find the right home very fast.

What’s the plan?

What’s the most you’re willing to pay?
Location – Where do you want to live?
How many bedrooms and bathrooms?
How many square feet do you need?
How big of a yard do you need?
Do you want a 1 story or 2 story home?
Do you want a pool?

Start out determining the maximum price you are willing to pay for a home.  Of course, this needs to be something you can afford, but keep in mind, the price you pay will determine the neighbors that live around you.

Then think about where you want to live.  The first consideration is probably your place of employment.  How long of a commute do you want to make everyday?  Once you have determined your commute time, then think about what kind of environment will make you feel the most at home.  Do you want to live in the country? Suburbs? City?  What are the best places to live?

The next consideration will likely be determined by the size of your family.  How many bedrooms and bathrooms do you need?  If you can live with less of either, the price you pay for a home will also be less.

Do you know how many square feet you have where you currently live?  Is this enough space for you?  Try to determine how many square feet you will need.

The size of your yard could be determined by – Do you have dogs that like to be outdoors?  Do you want a pool? Do you want to have a yard for your kids to play?  Generally, you will need at least 10,000 square feet to have a pool in your backyard.  Use this as a basis to determine how large of a yard you will need.

Stairs are not an option for some people.  Do you mind going up and down stairs?  Think about this when you determine if you would prefer a 1 story or 2 story home.

Lastly, do you want or need a pool.  Homes with pools will generally cost a little more.  Then there is the maintenance of the pool to consider.  Some people have homes with pools and they never get used.  Think about this when you determine your need for  a pool.

So, you’ve decided you want to purchase a home?

How much cash should you have in the bank?

Right now, you can purchase a home with as little as a 3% down payment. Let’s say you are buying a $300,000 home. Does that mean you only need $9,000? The answer is: NO. 

There are other expenses you will have to consider.

First of all, you will want to hire an inspector to inspect the property for any damages before you make your purchase.  This can cost anywhere from $300 to over $500.  It just depends on the inspector and how detailed you want them to be.  Usually, you will also want a termite inspection that will cost around $100 and can sometimes be included in your home inspection.

Next, you will need to pay for an appraisal. The lender is not going to give you a loan to purchase a home unless they know the value of the property. This will also cost from $300 to $500 depending on the appraiser that is used.  The lender will choose the appraiser and tell you how much it will cost.

Now you are into this for maybe $1,000 and you haven’t even purchased the home yet. There are financial risks you will take when making an offer to purchase a home. Sometimes, the deal will not work out and you will lose your money. Hopefully, the home you purchase will pass the inspection without any major problems and you will not have a problem getting approved for your loan to purchase the property.

Finally, there are other closing costs you will have to pay and you will likely have to set up escrows for your new loan. The escrow account will be set up to cover your taxes and insurance for the first 3 months, and the other costs will involve many different closing fees. Your lender will give you an estimate of these costs when you apply for a loan. Much of this will depend on the value of the home you purchase. You can roughly estimate that you will spend around $3,000 for every $100,000 in value of the home. This money will be due at closing on top of your down payment.

Back to our example of purchasing a $300,000 home with a 3% down payment.
You will spend:
$1,000 – inspections and appraisal
$9,000 – closing costs
$9,000 – down payment

This means you will need $19,000 in total cash to purchase a $300,000 home. You should consider all of these costs before you start shopping for a home. Please let me know if you have any questions.

Best location?

How do you choose the right location for your new home?

One of the first considerations might be the location of your work. How far do you want to commute? Some people drive an hour back and forth each day. If that doesn’t work for you, you might want to draw a circle around the location of your place of employment so you can start searching in that area.

Another consideration is traffic. Do want a loud and busy road behind your house? Or would you prefer to be close to nature in a quiet and peaceful setting. This is where the price of the home can be greatly affected. Decide how much you are willing to pay for the right location.

Schools are another consideration. In some areas, you could be one street away from your child attending your desired school. This is an important factor if you have children. Find out the district of the school you want your child to attend and search in that area.

After you consider all of the factors that concern the right location for your home, you might be left with a list of homes that don’t meet your needs. This is where you may have to compromise. Decide what is more important to you. Is it the right home? Or the right location?

Home prices in The Woodlands, TX?


In 2014, the average home price rose 7% in the Houston area. Prices should continue to rise over the next few years due to the influx of new residents moving to the Houston area. One of the main areas that will see tremendous growth is Spring, Texas. Located just south of The Woodlands, Spring has been chosen as the location for the world headquarters of Exxon Mobil. This means over 20,000 people will be moving to this area over the next few years. These people will all need a place to live. 

Right now, housing inventory in the Houston area is at historically low levels. This influx of new residents will create tremendous pressure on the housing market. It is already difficult to find a home because of the low inventory. When these new residents arrive, it will be nearly impossible to find a home.

Builders are planning on constructing over 5,000 new homes in the next few years, but it will take time for these homes to be available. When people arrive here, they will need a place to live now!

If you are shopping for a home, it makes sense to buy something quickly before this large influx of new residents moves into this area. Looking at homes for sale in The Woodlands would be a wise decision. This community is already established, and it has amenities that makes in one of the best places to live in the U.S.A.
